I bought my first multi-family property in 2001 while I was a full time general surgeon. It was a 31 unit apartment complex. With the property mostly automated, my wife kept the books and I chose to retain a few tasks I liked to do as a break from my surgical job. It took about 10-15 hours a month for us to manage the 65 units.
I retired from my medical practice to live on my real estate passive income twelve years after we purchased our first rental property. I expected we would take on a bigger role running our apartments with my new found time during retirement, but we chose to travel instead. In fact, in 2019 we traveled 58% of the year.
Even automated, it was difficult to be the manager of our properties from off the coast of Brazil on a boat without internet or phone service. So now our real estate business is fully automated and we just keep an eye on the monthly reports our property manager sends us. We don’t even have to cash checks since they are direct deposited into our bank account.
During the summer of 2019 we hiked the Camino de Santiago, 450 miles across Spain, with our phones on airplane mode. Our directly owned real estate got along just fine without us. Fully automated is how we do it today, and I can teach you how to do the same.
